Applying for a home is easy… just 1, 2, 3.

  1. Drive by house. See if it fits your criteria. If so… move on to step 2.
  2. Download the SEMO Rental Homes Application.
  3. You can make an appointment with Matt to drop it off  along with your $30 application fee per person or you can mail it in.

  4. We do a background and credit check, contact your previous landlords and current employer.
  5. We will call to discuss the lease and possible move in dates.
  6. Sign the lease and move in!

What are we looking for in a great tenant?

  • A great tenant is responsible: We expect a responsible tenant to pay on time and in full, and of course, never damage the property. We expect you to mow the grass and alert us to potential issues before they become a problem.
  • A great tenant is respectful: We are looking for tenants that will be respectful of our property, our time, and the neighbors.
  • A great tenant is able to pay: Now this may seem obvious but we feel no more than 1/3 of your income should go toward rent and we make that a criteria of qualification. We check your credit to assure us you can manage your money well. We expect that no more than 1/3 your income will be used for housing.
  • A great tenant is creditworthy:  Your credit score is a reflection of whether you pay your bills on time, how much debt you carry and what type of debt you have. We will be verifying all your details.
  • A great tenant is honest: As tenant and landlord we will have a relationship and we want it based on trust. Let’s start out on the right foot. We will be double checking all your information. If reading this scares you than it may not be a good fit.
  • A great tenant is clean: We saved by pinching pennies for years to purchase these homes. We want to keep them nice for decades to come. We expect you to keep it clean and in good repair. Seems fair. Will have a both a cleaning  and an monthly inspection clause in our lease.
  • A great tenant is drama-free: Some people thrive on drama but we enjoy a more peaceful life. If your life is full of chaos that prevents you from paying on time, keeping the home clean and in good repair or will disrupt the neighborhood, please don’t apply.

What is a great tenant looking for in a great landlord:

  • A great landlord is professional: We want you to know we are professional business people. We have been serving people in SE Missouri in one capacity or another since 2004.
  • A great landlord is organized: We know your time is valuable. We will have the paperwork  ready to be signed on time; deposits and rents are processed and documented as needed.
  • A great landlord has great rental property: We have carefully selected each property for its nice location, good floor plan, and charm that is greater than its quirks. As a results we do not have a lot of turn over in our homes.
  • A great landlord has a good  reputation: People will talk and that is ok. We have been serving the people here for well over a decade. We have a good reputation throughout the community. Look through our mutual friends list on FB and ask about us.
  • A great landlord is reliable: We live and work here locally and respond promptly to requests. We have an outstanding work ethic that you will appreciate.
  • A great landlord is honest: Each home, from the newest to the antique has quirks, some will bother you and others you would never notice. We do our best to represent each property with realistic comments of what it is and isn’t. We go through the lease with you so you are knowledgeable about the expectations.
  • A great landlord is a good communicator: We post our hours and phone number on the bottom of the website so you can reach us as needed. We appreciate you letting us know the struggles you are having in a timely manner so we can work it out. Likewise, we need you to let us know about any issues in the home so we can fix it while it is still a small issue.
